Residential building in Gandía

The approach of our project starts from a series of clear premises:

From the point of view of the urbanistic parameters, a unique volume is offered, as compact as possible, which is ideally "taken down" from the maximum permitted height of the building (14 meters), where the roof slab is raised and from which deploy 4 floors, leaving the ground floor, at street level, completely diaphanous.

Thus, we think of a public square that occupies the whole lot and that develops under the block, in contact with the exterior and illuminated perimeter and, in addition, by the two patios of lights of square plant that, in addition to offering light and cross ventilation to the houses, they lodge the vertical communications of the group and arrive until the plant of parkings anticipated under the mentioned "square".

The result is 4 floors of 8 houses each, of different sizes and characters, arranged around the two mentioned courtyards.

 

All the houses have cross ventilation between the exterior façade -to which the most living pieces, such as statues and living rooms, and some bedrooms- give access while the interior patios pour kitchens, toilets and other bedrooms.

The interior routes have been minimized, looking for the greatest efficiency of the plants and the best use of the constructed surfaces.

It has also tended to group the wet spaces in a new efficiency effort.

On the roof we lodge separate pavilions of storage rooms (which do not compute for heights purposes), as well as a possible beach of solar collector plates. In any case, the cover is considered as a restitution of the original floor plan, by depositing the surface layer of the land, which will favor an analogous behavior, in terms of rootedness and growth of wild species, than the surrounding field

 

 

 

The construction is thought through a structure of post-tensioned concrete beams embedded in the ground floor slabs. These beams surround the courtyards and extend to a perimeter band that has a variable section that coincides with the perimeter of the site and the block. The simplicity of the proposed layout and the specialization of the structure proposed allow us to think of a very efficient construction. Also the sharpness with which the structure is thought to allow it to be seen mostly, even inside homes, as well as the facilities. In any case these are always considered recordable to facilitate maintenance and always avoid chafing. All these measures, apparently more expensive, will return savings in the medium and long term.

The façade is thought equally specialized, light and derived from the offer of the construction industry. Originally thought finished in metal sheet, the color could be "toned" with the built natural environment, although one could also look for a contrast based on the desired result.

The holes would be protected with metal slats, which would protect from direct solar radiation and also offer the possibility of interior darkening of homes.

The facades of the courtyards are designed in factories of exposed brick, which would suggest a greater warmth in the heart of the building - the hearts, since the patios are two - contrasting with the cleanliness of the stairs and the elevator boxes.

The set of terraces of the houses, which do not always coincide vertically, would generate a certain "disorder effect" on the facade, which would contribute to the naturalness derived from everyday use.
